Bank Rate is not a mortgage offer rate. Fixed rates, tracker rates and standard variable rates respond differently. Your own payments depend on your mortgage terms. Headlines may report proposals rather than changes already in force: read the linked source for details.

01 / HOW WE HELP

Mortgages built
around you.

Your plans come first.
We explain the options, the costs and what happens next.

Your plans connect.
Your advice should too.

A mortgage changes your monthly commitments. Protection helps you plan for the unexpected. We look at the two together, with your priorities and budget at the centre.

01
FIRST-TIME BUYERS

A good place to start if

you’re ready for your first home.

Your first home. A clear place to start.

From first steps to front doors. Buying your first home comes with enough questions. We help you understand your budget, prepare for an application and make sense of the choices — so you know what your next step looks like.

What we’ll work through

  • Your deposit and buying budget
  • Documents and application guidance
  • Clear explanations at every step

Useful for our first conversation: Your savings, income and the kind of home you have in mind.

02
SELF-EMPLOYED MORTGAGES

A good place to start if

your income doesn’t fit a standard payslip.

You run your business. Let’s work through your mortgage.

Sole trader, freelancer or company director? We take time to understand your income, how your business works and the evidence lenders may need. Clear guidance helps you prepare an application that reflects your circumstances.

What we’ll work through

  • Accounts and income evidence explained
  • Support for sole traders and directors
  • Lender criteria considered around you

Useful for our first conversation: How you work, your trading history and the income evidence available.

03
REMORTGAGES

A good place to start if

your current deal needs a fresh look.

Your next mortgage deserves a fresh look.

Is your current deal coming to an end? We can compare a new lender with options from your existing lender, looking at rates, fees and any early repayment charges before you decide.

What we’ll work through

  • Review before your deal ends
  • Compare the overall cost, not just the rate
  • Understand switching and staying put

Useful for our first conversation: Your current balance, monthly payment and deal end date.

04
LIFE INSURANCE REVIEWS

A good place to start if

life has changed since you arranged cover.

Protect the life you’re building.

A home is part of a bigger picture. We start with who depends on you, your commitments and the cover you already have. Then we explain what a policy could help with, what it would cost and what it would not cover.

What we’ll work through

  • Your family, mortgage and budget
  • A review of cover you already have
  • Benefits and exclusions explained

Useful for our first conversation: Your existing policies, commitments and who depends on your income.

YOUR NEXT CHAPTER / MOVING HOME

A new front door.
A mortgage that fits.

More space, a different location or a fresh start. Let’s look at your current deal alongside your next home, so you can plan the move with a clearer view of the costs.

01 / YOUR CURRENT DEAL

Could your rate move with you?

Porting may let you transfer an existing mortgage deal to a new property. It still requires lender approval and affordability checks. Extra borrowing may be on a different rate, and early repayment charges can still apply.

02 / THE WHOLE BUDGET

Look beyond the asking price.

Consider your available equity, outstanding mortgage, savings and moving costs. Allow for legal work, surveys, property tax and any mortgage fees before deciding what feels comfortable.

03 / YOUR NEXT STEPS

A clear route to your move.

Start with your plans and current mortgage details. We can review suitable options, explain an agreement in principle and support the application. An agreement in principle is not a guaranteed offer.

Use Mortgage help & tools to explore repayments, borrowing examples and Scotland’s LBTT. Your first conversation is free; any mortgage advice fee will be explained before you proceed.

02 / THE F1 APPROACH

Putting your
home plans first.

“Getting it right first time”
is how we approach the details.

YOUR HOME / YOUR FINANCIAL BUFFER

A clearer picture.
If income changes.

Before discussing cover, start with what you already have: savings, employer benefits and any existing policies. This simple example helps you see how savings could support essential bills during a temporary drop in income.

  • What would your employer pay, and for how long?
  • Which household costs would still need paying?
  • What cover do you already have, and when could it pay?

No score. No product recommendation. Your figures stay in this page and are not submitted or saved.

Assumes constant spending and continuing income. Excludes inflation, savings interest, unexpected costs and changes to benefits or sick pay. This is not a complete resilience assessment or advice about how much insurance you need.

05 / GOOD QUESTIONS

A little clarity.
A lot of confidence.

Something else on your mind?
Ask Robert

01Can I get a mortgage if I’m self-employed?

Being self-employed does not automatically rule you out. Lenders assess income differently and may ask for accounts, tax calculations and bank statements. We can help you understand which evidence is relevant to your circumstances. Approval depends on the lender’s criteria and affordability checks.

02How much deposit do I need for my first home?

The deposit needed depends on the property, the mortgage and your circumstances. We will talk through your savings, buying costs and monthly budget before exploring suitable options. A mortgage agreement in principle is not a guarantee of a mortgage offer.

03When should I review my mortgage?

It is sensible to start a conversation before your current deal ends, or when your circumstances change. We can review the rate, fees, remaining term and any early repayment charges to help you understand the overall cost of your options.

04Do I need life insurance with a mortgage?

Life insurance is not a legal requirement for a mortgage. It may help provide financial support for people who depend on you if you die during the policy term. The right amount and type of cover depend on your needs, existing protection and budget. Policy terms and exclusions apply.

05Is the first call free?

Yes. Your initial call is free and without obligation. We will discuss what you need and explain the next steps. There may be a mortgage advice fee of up to 1% of the amount borrowed; a typical fee is 0.3%. Your actual fee will be explained before you decide to proceed.

06 / LET’S TALK
